South Side Housing Digest: Chatham winter market report

Long heralded as one of the South Side’s most stable communities–in a quick stroll through this sprawling neighborhood consisting mostly of bungalows and few condos, one rarely sees a for sale sign. Nevertheless, in the past four months nineteen (19) single family homes and two (2) condos. Experiencing neither the extreme purchase price lows of South Shore nor extreme highs, one gets a sense even in the numbers of this community’s stability and similarity of housing supply.

Chatham’s single family homes have ranged in purchase prices from as low as $15,900.00 to a height of $195,000.00. The average single family home purchase price for a Chatham 3bd/2ba home was $113,921.00. Condo purchase prices in Chatham have ranged from as low as $25,500.00 to $263,000.00—the high condo price for a community like Chatham with few condos is effected by now-deceased Dimpsey Travis’s famous, high end Chatham Park Place development along 81st and Prairie. The average purchase price of a Chatham condo was $144,250.00.
